How it all began…

Crabtree Property Management was established in 1984 and joined the Fexco Property Services Group in 2017.

Crabtree currently manages over 17,000 individual units spread mainly across London and the South of England. The majority of these properties are residential blocks of flats of all shapes and sizes, but we also manage mixed-use developments, including retail units, offices and houses.

We believe the key to successful residential property management is a high degree of communication and a true sense of partnership between the property management team, on-site staff, contractors, property owners and Resident Management Company Directors, as well as investor freeholders.

Our organisation is built upon efficient and effective systems that enable our staff to complete tasks and forward plan for all clients with the minimum of fuss. In doing so, we provide an efficient, effective and personal service to all clients.

Crabtree property owners are able to securely make online payments, download relevant documents and keep abreast of the latest news relating to their development with our document management system and Online Lessee Portal facilities. All of this is available at anytime and from anywhere.

Crabtree is a corporate member of ARMA, the Association of Residential Managing Agents which exists to monitor and promote the highest standards in professional property management.

We operate in accordance with ARMA Q, ARMA’s self-regulatory regime for managing agents.

Crabtree is also regulated by the Royal Institution of Chartered Surveyors (RICS) and passed a joint ARMA Q/RICS audit in 2015 – further evidence of our compliance with prescribed industry best practice.

In addition to ARMA & RICS, our property managers are also affiliated to the IRPM – the Institute of Residential Property Management – Crabtree fully supports its property managers in their studies to progress within the Institute.


Client funds are held in individual client accounts with Lloyds Banking Group. We use their sophisticated client banking service, allowing us to run accounts electronically, efficiently and accurately.

With automatic daily reconciliation, errors are virtually eliminated. The timing of incoming and outgoing payments is monitored daily, to ensure that clients’ funds earn the most interest possible.

Crabtree Property Management became one of the first carbon neutral residential managing agents in the UK after working with Carbon Footprint Limited and engaging in a carbon offsetting scheme.
